Northern Gateway investment opportunity is a 4.5 ha mixed-use town centre regeneration scheme in Chesterfield, which includes the Elder Way site.

Phase 1 is underway and due for completion in 2020 and includes a new Enterprise Centre, Premier Inn hotel and leisure units in the former Co-operative department store, major public realm improvements and the development of a new 530 space multi-storey car park.

Phase 2 will include opportunities for residential, retail, office and leisure units. It is owned by Chesterfield Borough Council. An investor is being sought for Phase 2 mixed use and residential opportunities, end-users and phase 1 for leisure units, end-users and commercial office.
